Flip Tip Transcript:

Mike: Hey, it’s Mike Hambright from FlipNerd.com and we have a quick Expert Tip to share with you from Gene Guarino, who’s going to share a tip on how to find investment property for residential assisted living. Probably a bunch of properties that you’ve passed on and walked right past or didn’t even consider that you could have monetized.
This Expert Tip is sponsored by RealtyMogul.com, B2R Finance, and acebusinessfunding.com.
Gene: Thanks Mike. My guess is some of you have passed on gold mine real estate that you just didn’t recognize the opportunity. I want you to think back. Have you ever seen a house that was maybe bigger than the average house, or more bedrooms than the normal house, or maybe there were grab bars in the bathrooms, or everything was tile instead of carpet in the bedrooms?
Well, all of those things are great things for a residential assisted living home. And maybe there were ramps at the front door, maybe there was the garage was converted into living space, and you’re thinking this is just weird for a single family home. Or maybe even all of the bath tubs were gone and there were just showers with no lip in the front and you’re saying “This is crazy.” Well, all of those things are the things you might end up doing for a residential assisted living home so you may have passed on a gold mine.
So next time when you see that big house, lots of bedrooms, lots of bathrooms, grab bars, wide doorways, give me a call or figure it out on your own. But you know that’s a huge opportunity to help people, residential assisted living, do good and do well. So if I can help you with that, let me know, but there’s your tip of the day.
Mike: We’d like to thank Colony American Finance, National Real Estate Insurance Group, and VirtualStaffNow.com.
