Mike Hammer: Hey it’s Mike Hambright from Flipnerd.com and we have a quick VIP tip to share with you from my good friend, Moe Matthews at the Richmond REIA who’s going to share a tip on lead generation in your real estate investing business. [music]
Moe Matthews: So this tip is going to be on lead generation. One of the biggest keys that have come out of our REIA and a lesson for me is if you live by one method of marketing, whatever it is, you are going to die by one method of marketing, because it’s hard to get the phone to ring from just one method.
By having a variety of things that you are doing to generate leads, whether its sellers or property or what have you or whether you are trying to build a list of wholesalers, you need to make sure you have a variety of folks that you are reaching out to in order to get access to a lot of deals. But if you are a wholesaler yourself you need to not just be focused on just the direct mail as a method. I think the variety of those gives you a variety of leads that you’ll be able to generate to be able to wholesale. Direct mail is a great source a lot of times but it is not the only source.
Mike Hammer: Yeah.
Moe Matthews: There are a lot of investors that utilize signs and so on. My biggest recommendation is to pick 3 to 4 items that you are comfortable doing and do them well. Be quick to add new marketing ideas but be slow to delete the ones that are not necessarily working. It takes about ninety days for a good system to be tested and proved to see if it works or not.
