Mike: Hey, it’s Mike Hambright from FlipNerd.com and we have a quick Expert Tip to share with you from Jason Medley, who’s going to share a tip on farming seller leads from eviction notices.

Jason: Yeah, guys. One of the things that a lot of people forget about selling is that decisions are made emotionally, not logically. So, one of the best ways to find an emotional motivated seller is to actually farm eviction notices. Which basically means, this varies depending upon where you’re located across the country, you’re going to have to go farm those eviction notices typically down at the courthouse.
The beauty of that is you’ve got two key factors there. You’ve got emotion. A lot of times landlords are emotionally distressed by dealing with the eviction and you’ve got their contact information because a lot of times, many, many times their actual telephone number, cell phone number, will be on that eviction notice. So if you can reach out to them in a casual way, and find them when they are emotionally upset about the eviction, they may be much more likely to sell to you.
In addition, you’re contacting somebody that probably owns multiple properties and so maybe it’s not that property, maybe it’s another one that they want to sell. And at the same time if those two things aren’t the thing of the moment, you may also be on the phone with a potential cash buyer for your wholesale deals. So, that is a very valuable person on the other end of that line. Potentially to sell your property or to potentially buy your property.
“Hey, I’ve been through evictions a hundred times. This is no sweat off my back.” “Okay, cool. So you’re a professional landlord. Would you like me to put you on my list of VIP buyers when I come across this…?” So you can get coming and going on that.
