Mark: Hey it’s Mark Podolsky, The Land Geek, with thelandgeek.com and the host of REI Classroom. Let’s talk about where to find the best land deals. As always, I’m rocking the treadmill desk because, look, sitting is the new smoking.

Mark: It just stopped. All right, that’s okay, I can still do this because I’m a professional. All right. Where to find the best land deals? Nobody wakes up and thinks to themselves, “Boy, I’d really love to buy some raw land in Minnesota” unless you live in Minnesota or Iowa or Missouri, right? The best land deals are going to be the biggest buyer pool. People want to buy property where it’s growing and typically sunny. So I look for the best land deals are going to be in California. They’re going to be in Texas. They’re going to be in Arizona, Nevada, Florida, Oregon, Colorado, and Washington. A little bit in the Northwest but mainly going to be the Southwest, California and Florida. That’s your biggest buyer pool.
Really what we’ve seen since I’ve been doing this since 2001, I’ve done over 5000 land flips, I’ve seen people make total livings on just one state and one county. I mean six figure incomes just being a specialist in those areas. So you don’t need to be in 10 different counties. Two or three counties and focusing and being an expert in those counties in those states will really move the needle. You don’t need to get overwhelmed trying to learn all these different areas and the different laws and the different specifications. Literally just being an expert in two or three counties will make all the difference.
So I think those are the places where you’re going to find the best land deals. They have the most properties that are raw and inexpensive in the country in those areas. I hope that helps.
