Steve emphasizes the need to analyze and figure out just who your target audience is so that you can effectively market your properties to them.
Mike: Welcome back to the flipnerd.com REI Classroom, where experts from across the real estate investing industry teach you quick lessons to take your business to the next level. And now, let’s meet today’s expert host.
Steve: Hi. This is Steve Rozenberg. I am the owner and co-founder of Empire Industries Property Management Company located in Houston, Texas. Today, I’m the host of the REI Class, and today, what we’d like to talk about is marketing and is the lack of marketing knowledge causing your properties to be vacant.

Steve: We get a lot of investors that always want to know, what is the best way to market your properties. And something you have to think about is technology is moving so fast that maybe what you learned three to four years ago or maybe five years ago, or something that maybe your dad did way back in the day, doesn’t work today. And I think it’s something that has to become relevant and you have to realize that what you did before with the internet and the way internet is working, you have to make sure that you get out in front of the potential client.
Meaning, you want to make sure that you are not just putting it up on the web, thinking, “Oh, it’s on the MLS,” or, “I have it on Craigslist and someone’s going to find it,” because now, you have to be a lot more strategic and a lot more tactical. Meaning, you have to get and think, “Where is my client and how do I get in front of my client?”
So for example, if you want your property to be found on the internet, it may be a good idea to do a video of your property, and after you video that property, you want to do what’s called geo-tagging and meta-tagging your property. So that means that basically, when people do keyword searches, your property will pop up in that location because of the geo-tag and meta-tag. And then that will help the SEO because Google owns YouTube. So if your property is on YouTube and it’s getting more and more hits, it’s going to be found more often.
So you want to do things that are going to get you out in front of the potential clients, not just throw it up there and hope and pray. And things like that are a big help and will help make a difference as to whether or not your property is sitting empty or gets rented.
Another thing you can do is, you may want to market your property in an area where your clients are going to be. Meaning, that if you have a property where you have a lot of people from out of the country coming, it may make sense to market that property in the country that a lot of people live, and maybe even in that language, so that it will pop up where they’re at, knowing that they’re going to be coming here to rent a property. So again, just remember, try to put yourself where you think your potential client is going to be, and how they can find you, and that will help a lot.
