Mike: Welcome back to the FlipNerd.com REI Classroom, where experts from across the real estate investing industry teach you quick lessons to take your business to the next level. And now, let ‘s meet today’s expert host.

Duncan: Hey, guys, Duncan Wierman here. I’m considered the foremost expert on lead generation and I’ll be doing a session today for REI Classroom as the host. And I’ll be continuing in the series of lead generation. And I’m really excited about this one because this is like my 1-2-3 combo punch, how I get more deals cheaper and faster than anybody else. And I’m going to share very simply with you and you can utilize this trick every single weekend and make $5-$10,000. And I tell you it never fails me. So you want to make sure you’re listening very carefully. Stay focused here, guys, because I talk really fast. And this is how I do it, and this is called voice broadcasting and text blasting.

Duncan: So when I initially get my leads, I’m emailing these people, they come to me through the website or I’m scanning a whole bunch of sites for leads. I email them and sometimes email goes in the spam. Sometimes email doesn’t get answered right away. But I tell you what, when you start combining email with voice blasting and text blasting in a short burst of series in a week, you get people’s attention. The [Inaudible 00:01:43] is being done for you automatically for very inexpensive rates. I’m talking about five cents a phone call.

So let’s say on Monday I’ll use my online lead generator software. I’ll go find 100 leads. I’ll scrape the lead, the phone number, the email address. So on day one, I’ll email them, “Hey, I saw your house out there. I’d like more information. What’s really the best price you can do?” So if they don’t answer me back right away, on day two or day three, I then go to a site called CallFire.com, CallFire.com. It’s free to sign up. And I’ll take my spreadsheet of all the phone numbers I got and I’m assuming that most people’s phone numbers are their cell phone numbers. Ninety percent of people are.

So I will then upload this sheet of numbers into CallFire.com. Then I record my message and I’ll say something as simple as, “Hey, this is Duncan. I’m not sure if you got my email yesterday, but it contained an offer for your house,” or, “I’d like to make you an offer for your house. Please call me back.”

It’s as simple as that. Now, if they still haven’t called me back, on my last day I’ll contact them, I will send them a text blast. So back to CallFire again, and I will then just text blast my whole list, “Hey, did you get my offer? Please call me back. What’s the best price you can do?” All right?

So again, another five cents. So now, what I’ve done over the course of a week is I had three points of contact, email, voice, and text. I spent a total of $10 in marketing. And every single week, I’ll get 12, at least 12 responses out of, say, 100 leads I scraped and get one deal.

Anybody can do that. Even if you don’t have my software, you could sit down, you could hire your kid for $5 an hour to just go through, let’s say, Craigslist as an example, and start scraping some phone numbers and voice blasting and text blasting it. And I’ve got to tell you it sure beats sending postcards.

So, guys, I challenge you to try that method. It works. It’ll double, triple the amount of deals you’re currently doing. So I hope you liked that tip for today.
