Mike: Hey. It’s Mike Hambright from FlipNerd.com and we have a quick VIP tip to share with you from Ryan Paliukaitis who is going to share a tip on how to build your buyer’s list on Zillow and other sites like that.
Ryan: A quick tip, I haven’t seen anyone else do this so if anyone says I stole it, I feel like I invented it. Anyway, you’ll notice that when you upload photos through [inaudible 00:00:27] or Zillow you are uploading photos of the outside, interior, or whatever it may be and at the end I always just upload a regular picture that has my advertisement that just basically says, “For more deals like this go to…,” and it’ll be, for example, dirtcheaphomesnj.com and it will have my logo which I try to put on everything.
I’m using Zillow as a marketing platform for basically plugging my site. Anyone who comes across it, which is going to have hundreds if not thousands of views, can see that and say, “Okay. Let me just go ahead and sign up for his buyer’s list.”
Even the same, once it sells, what I’ll do is I’ll delete all the photos off, I’ll upload another photo that says, “This deal has been sold. For more deals like this go to…,” and it gives my website for whatever area that is. So, it is just a quick way of capitalizing that traffic, and it also helps that I don’t have to answer a thousand emails asking, “Is that still available?” and whatever it may be. I’ve definitely increased my buyers list pretty well using that.
