Mark: So I want to talk about how we quickly, within 30 days, sell our raw land and make, on average, 300% return on investment on these land flips. So first of all, I don’t spend a lot of money marketing to my land website because I don’t need to. There are websites that already dedicated themselves to people that already want to buy raw land. And so these are some of the great platforms that you can actually list your raw land on, and I’m going to start with the free one first.
I don’t know if you guys have ever heard of this website, but it’s called Craigslist and it is a phenomenal resource to list and sell your land. You just have to have a good headline, some good images and make it irresistible and have a price that’s irresistible. Because if you’re buying at 20-30 cents on the dollar like we do, you’ve got a lot of margin there to play with, and you can make it very, very easy. Craigslist is great. I think it’s the 10th most trafficked website in the United States.
After Craigslist, another great place to actually list land is going to be in Facebook groups, LinkedIn groups because these are where, maybe, preppers hang out. And they want to have a place to bug out to. You can go to different groups. Maybe they’re hunters, maybe they like to ride RVs, maybe they’re into alternative investments, silver, gold, bullion, those types of investors also want to add raw land to their portfolio. So take advantage of social media, take advantage of your network.
Again, it’s free. If you want to spend a little money, you can and you can go onto the land selling platforms. There is LandWatch.com, there is LandsofAmerica.com, there’s LandFlip.com, there’s LandAndFarm.com, there’s LandHub.com. Why are all these lands platforms there? Because we have a massive market of people that want to invest in raw land.
So just to recap, how do we sell these properties in 30 days? Number one, we’re going to price irresistibly. Number two, we’re going to go to places . . . we’re not going to be in the convincing business, we want to go to places where people already are looking for raw land. That’s going to be Craigslist. That’s going to be your Facebook groups. We’re going to have LinkedIn groups, social media.
We’re also going to go to the sites dedicated to finding buyers and sellers and matching them up. Again, LandsofAmerica.com, LandWatch.com, LandFlip.com, LandAndFarm.com, LandHub.com, and those are extremely inexpensive places to go. You get unlimited listings and you’re on your way to taking an asset that you acquired 20-30 cents on the dollar and flipping it for 300% return on investment.
