Mike: Hey, it’s Mike Hambright from flipnerd.com. And we have a quick V.I.P. tip to share with you from Victor Maas, who’s going to share a tip on active versus reactive lead generation.
Victor: Victor Maas here. I’ve been doing real estate investing for ten years. I’m a real estate lawyer, investor, and broker in San Antonio. I’m here to share with you what I find is one of the biggest problems with real estate investing. Not take any actions, first of all. You can’t be successful unless you take some action. But even within the action department you get reactive and proactive. Reactive, you do bandit signs, you do direct mail. But you’re not really out there bugging the folks at all. I’ve had more success being proactive, knocking on the doors of pre-foreclosures, or co-compliance, or vacant homes. Vacant homes is where it’s at. If it’s vacant, distressed. Winner, winner chicken dinner. Just find the sellers, make offers. Become a private detective. I’ve used public records, yes, and internet stuff. But I also used government records to find folks. It’s work folks, but when you’re the only one chasing that lead. Now I’ve talked to numerous sellers, ‘Has anyone approached you about that vacant home that was your mom’s, and you live in Dallas, or something?’ ‘No, no one has ever contacted me.’ That’s a great feeling. And I’m talking, like, two or three years no one will contact them because they don’t want to be proactive. So my advice for the day is be proactive if you want to be a good real estate investor.
