Mike: Hey, it’s Mike Hambright from flipnerd.com. We have a quick V.I.P. tip to share with you from Coach Collard [SP] who’s going to share a tip with us on distressed motivation flexibility. That’s a mouthful; but it’s the beginnings of learning how to solve problems for home sellers so you can buy more houses.
Coach Collard: Hey, everybody. It’s Coach Collard out here in Vegas. I guess the primary tip with the silver bullet if you will, is about D.M.F. distressed, motivation, and flexibility. I like to tell people on the front side when I talk to them on the phone that I look for properties that way, distressed, motivated, and flexibility, or flexible. I’m really talking about not the property, the person. It allows me to just get into that relationship. The minute they say hey, I’m not really in a hurry. I said, well, are in a time frame at all even though there’s not a hurry? I drill down on the specifics. It sometimes creates a little bit of resistance conversation initially, but I’m able to work past it. What I found is it generally that distressed, motivation, and flexibility comes out of there. Guys, we’re in a precarious times, and there’s a lot of financial difficulty out there for a lot of people. If you focus, and I have proven it to be true. If you’ll focus on distress, motivation, and flexibility you’ll root out more deals than you had yesterday. I’ll leave you with that.
