Having clear title to your properties is critical. Title expert, Dave Pelligrinelli, shares how to properly do your own title search, if you’re into the DIY approach.

Mike: Hey, it’s Mike Hambright from FlipNerd.com and we have a quick VIP tip to share with you from Dave Pelligrinelli, who’s going to share a tip on how to do a proper title search.
Dave: If you want to do your own title research, two or three important steps. First of all, use the official property legal records. Don’t use any electronic records, online records, unofficial records. Go to the courthouse yourself, pull paper documents and make sure you’re getting the actual legal records.
Number two, go to four different locations. Go to the Tax Assessor’s office, go to the Clerk of Recorder of Deeds, go to the Civil Court office and go to the Probate Court office. Make sure you go to all four because there could be records that affect a property in any one of those areas. As a bonus, if you want to really go deep and make sure you don’t have any risk, check at the Secretary of State office to make sure there are no UCC filings on fixtures at that property. You do that, you’ll have a good at least 80% or 90% of what a typical title abstractor is going to do, and you’ll probably get it close to being right and eliminate some risk on your deal.
