Flip Tip Transcript:
Mitch: Well, I’ve been buying and selling houses for a long time and I’ve been using a company called LiveComm.com. That’s L-I-V-E-C-O-M-M dot com to find my buyers for my houses. To find people that are selling houses. To find some private lenders. And especially to find wholesale buyers, if you’re into that.
It’s real simple. It’s real easy. And it takes a huge load off your sales force. Pretty easy to use and that’s my tip. Just go there. There’s a video there on the home page of the site. LiveComm.com and it will explain everything in about four minutes. And you’ll know if it’s for you or not. But that’s what I’m using.
Mike: And Mitch from what you’ve told me it basically captures people that are calling you and then you have the ability to text them individually or mass text them back. Is that right?
Mitch: Well I’m getting between 50 and 100 phone calls a day because of my band of signs and because of the volume of houses I have with 20 signs around them each. Like I have 15 houses out there right now with 20 signs around each house. So I’m getting torn up.
Well, I’m capturing all those phone numbers and here’s where Live Comm is different. I can text one list or every single one of the lists of my houses where the callers have called in. They hear the recorded message. And I can text those people for less than a penny. Every time I send out a text it costs me about a penny more or less. And so that’s the difference.
And I’m also able to use those text messages when I’m going to show a house at 5:00. At 3:00 I send out a text to umpteen hundred people saying I’m going to be over there at five and have an open house. You want to come there and meet me there. Come by.
There’s been no less than four people in the yard. I’ve had as many as 15 people in the yard. I was going there anyways. Instead of showing it to one person I showed it to umpteen people.
If I change the terms on a house. If you had a house for sale right now and you had a 100 people calling and it didn’t sell and then you said, “Well I’m going to change the price. And I’m going to change the down payment. I’m going to change everything. Make it affordable.” How would you reach the other 100 people anymore Mike?
Well now you can. Just get on there and say, “Hey you know that house you called on, on 123 Main Street? Well, I’ve changed the prices and I’ve made it more affordable. If you’re still interested check it out.” There’s a hundred different ways to use it. I’m just scratching the surface.
Mike: Yeah, investors their wheels are turning now about how to use texting to find buyers and sellers. That’s awesome.
Mitch: By the way, Mike, how many times do you get a text and you don’t read it?
Mike: Almost never. Yeah. Even if I don’t, from somebody that I don’t want to get a text from, I still read it.
Mitch: Right. And it has a very easy unsubscribe so if people don’t want. You know you’re not bugging people if they don’t want your stuff. They hit unsubscribe. They’re done. So you only want the people that are interested. But I thank you for letting me share that tip because it’s a great tip.
