Mike: Hey, it’s Mike Hambright from FlipNerd.com, and we have a quick VIP tip to share with you from Preston Despenas who’s going to share a tip on how to maximize your retirement account.
Preston: Thanks, Mike. For most of you investors out there, you probably don’t understand that with your IRA or with your 401(k) you can actually self-direct and purchase real estate, but more importantly, what you can do with those dollars when you are able to take advantage of what’s called “non-recourse financing”. Now, non-recourse financing will give you the ability to take 40% down payment on 100% of your purchase price with 60% of that financed. You are able to really diversify yourself and create much better returns based off the dollars that you invest. So it’s pretty phenomenal the power that that non-recourse financing has, and I would invite everyone to check us out and learn a little bit more about it.
