Mike Hambright: Hey, it’s Mike Hambright from FlipNerd.com, and we have a quick VIP tip to share with you from Shaun McCloskey of Lifeonaire who’s going to share the key to finding more motivated sellers than you can ever handle.
Shaun McCloskey: Hey guys, here’s the deal. If you want to get your phone ringing by motivated sellers, the key is obviously marketing. And most people forget that because they’re out trying to do 50,000 different things at one time. But not just marketing, the key is constant marketing. So if you’re going to do direct mail or if you are going to do . . . I don’t care if you’re doing it direct mail or cold calling or making REO offers on the MLS. Or making HUD offers or dealing with probate and doing direct mail there, whatever you’re doing it’s got to be done consistently.
So I tell my students all the time if you’re not the one who’s going to do it consistently like me, then hire it out. And I know that seems like a challenge at first especially when you don’t have the money to hire things out until you make money. But if you’re not going to do consistently, somebody’s got to do it. One of the best things I ever did in my real estate investing business is in the very beginning, I wasn’t consistent with my marketing. I hired somebody for ten bucks an hour to be consistent in my marketing. They went out, they did the marketing every single day for just an hour or two a day.
So for 50 to 100 bucks a week I got all my marketing done by somebody else. It went out every single day and then of course when the phone calls came in I would take the phone calls. I just wasn’t going to lick stamps and do all that stuff. So if you can’t be consistent in your marketing, find somebody who will be. That’s my biggest tip for the day. I can’t even tell you how much that will change your life as long as you’re getting it out there consistently so that you’ve got calls coming in. It doesn’t matter what marketing you’re doing as long as something’s getting done every day.
