Mike: Hey, it’s Mike Hambright from FlipNerd.com and we have a quick VIP tip to share with you from Nathan Jurewicz, who’s going to share a tip on building relationships with title companies to find private lenders.

Nathan: I call this the private lender good-ole’-boys club tip. Everyone wants private lenders. There’s a gazillion buttons and courses and stuff dedicated solely to helping you find private lenders. The cheat code way to just skip to the top and get to the one is find the most investor-friendly title company and figure out who the title agent is that handles most of the closings, and ask them which private lender or lenders are the most prominent on most of their closings. This is probably going to be a local guy that’s lending on the majority of deals. Then, ask them to send a quick email introduction to that private lender individual or the contact at their office. That will get you to the person that is the real deal, that is actually lending on real estate deals today.
