How to Generate More Leads from Your Website

Mike: Hey, it’s Mike Hambright from FlipNerd.com, and we have a quick VIP tip to share with you from Trevor Mauch, who’s going to share his LoopNet strategy to generate more leads from your website.

Trevor: Mike, a quick tip here. If you’re a real estate investor and you’re looking to get more leads, and let’s say you have a website or you don’t have a website, the Internet is a really great way to get leads. We’re having our customers generate over 10,000 leads a month through Carrot, and this tip right here is adding on those leads every single day.
We call this strategy the LoopNet strategy. We got it because if you go to Google and type up almost any city for investment properties in whatever city, so investment properties in Phoenix, investment properties in Portland, whatever it is, LoopNet.com, the big commercial property listing website, is ranked number one or number two usually. We started to dive in and dig in; how are these big guys ranking in so many different cities? The majority of their traffic to their website, like 97% of the traffic to their website, comes to their city pages, not to their homepage. So the big mistake that most investors are making is they’re focusing so much of the effort just in the home page, and they’re losing the big picture of how they can get more leads. So here’s a tip on what to do.

If you have a website, focus your homepage on whatever your main market is. So if you’re in Phoenix, that’s your main city, Phoenix, so you could be going after the phrase, ‘Sell my house fast Phoenix’. You’re going to have to work your butt off to rank in the top five for that.

But it’s a lot easier to set up other pages on your website for “Sell my house fast Tempe”, “Sell my house fast Flagstaff”, “Sell my house fast Chandler”, and “Sell my house fast Gilbert”. What we do is with Carrot, there’s a button you can push that duplicates the homepage. You can go through and change about 20% of the content so it’s a little bit different. Go on your website and change your title tags. It’s kind of techy-sounding – if you don’t know what a title tag is, go to Google and type “What is a title tag for SEO?” – change your title tag from “Sell my house fast Phoenix” to “Sell my house fast Chandler”, and then fit in the word “Chandler” where it used to be “Phoenix” before.

What you’re going to find is you’re going to have some of these pages start to pop up and rank for those individual cities. We have some people generating the majority of their leads from their individualized LoopNet strategy pages rather than just focusing on the homepage.

So implement that in your market, dominate the smaller locations while you’re working to get your main location ranked on Google.
