Leon: Probate leads are really, unlike any other kind of lead that you may see out there. I know you’ve worked foreclosure leads, you’ve worked probably just about every other lead you can find. The thing about probate leads is when that executer is appointed as the executer of the estate, he is probably at a point in time where he is still trying to ascertain what needs to be done with his estate. Now, what he’s going to find, and it’s not going to take him too long in the process, he’s going to find that he’s going to want to sell property, real estate, personal property, something or another to be able to settle the estate.

Consequently, since I can’t tell you and no one else can tell you when the best time is to sell, to reach out to that individual, what you’re going to want to do is set up some sort of a drip marketing campaign. Reach out to them, we recommend months 1, 3, 5, 7, 12. Do four or five mailings, keep those mailings going and continue to work those leads. Those are going to be your best leads that follow it. When you have caught that person at that point in time when he is ready to sell property and his estate that is your best opportunity.
