Jon: Hi there. This is Jon Iannotti, your host today for the FlipNerd Classroom. And I just wanted to bring to you some information today about going on Cruise Control.

Jon: You know I live in the southwest Florida, but I do deals all across the country and I started out in Western Pennsylvania, but today I do them all across the country. So how can I do that by staying down in southwest Florida? Especially this time of year when it’s starting to get cold up north and I really don’t want to go up there.
Well, we go on Cruise Control. And my wife and I, Stephanie and I, we’re called the Cruise Control Couple and that’s because we have the whole system put on cruise control. We get the leads coming in, we get people calling our leads for us, we have people getting the agreements for us to buy, people going to the closings, showing properties. You name it, it’s all done on cruise control. I was asked one time by one of the national gurus, “Just what do you do, Jon?” And I said, “Well, I kind of keep an eye on the dolphins in the Gulf of Mexico.”
Pretty much I just oversee the whole business anymore because it is on cruise control. And how do you go on cruise control? You do it by systems. You have to systemize your business. And years ago, I brought virtual assistants to the industry. I also brought calling the for-sale-by-owners for leads to the industry. Phone systems. You’ve got to have a contact management system. You need an acquisitionist. You need a closer. All these people are on your team and they’re all systemized so that you can be doing whatever you want to be doing, but the business keeps going on around you.
This has enabled us to do hundreds of deals every year, basically hands off, because the system works and that’s why we teach everybody. I don’t care what systems you use out there for your phone system, for your contact management system, for virtual assistants. They’re all good. You just have to use them. So always set yourself up from day one.
It’s kind of like building a house. You have to dig the footer, pour the footer, lay the block, frame the house. Same thing with your business. You’re going to do that with your systems and you’re going to have it from day one and just build your business right up through the roof and be as successful as you want to be. That’s the beauty of how we do things. We’ve always done them this way and not only that but, guys, in today’s world, you have to have a lot of proof of what you’ve done. Whether you’re going in front of an eviction court or whether you’re going to a private lender and trying to prove to him that you are worthy of private funds. Whether you’re talking to some agents to get them on board that you’re not just a fly by night investor out there working out of the trunk of his car.
So you have to have the proof. You’ve got to have the systems. You have to look like you know what you’re doing, which you’d better know what you’re doing. One of the main things that we teach as well, not only going on cruise control, is become legal and compliant. It’s a very, very legal business and if you’re not legal and compliant for your specific state and sometimes local area, you know you’re going to get in trouble.
And we need you to follow the rules, follow the systems and if you do all those, you’re going to have success and not only just a little bit but you’re going to have a lot of success. And when those successes start coming in, in the forms of checks, that’s what you really want to see. And that’s what’s going to put you head and shoulders above all the other investors in town. You’re the professional. You’re the guy to go to or the girl to go to. And people see that. They respond to that. And the systems are what do it for you. It’s the basis of our business; it’s the basis of your business. Please do it.
