Mike: Welcome back to the REI Classroom, where experts from across the real estate investing industry teach you quick lessons to take your business to the next level. And now, let’s meet today’s expert host.

Justin: Hey, guys. Justin Wilmot here, AKA the 10-Hour Wholesaler, and I am the host of your REI class this week. We will be talking about romancing your list. That’s right. You have to romance your cash buyers list.

Justin: All right. So this week, we are going to talk about romancing your list. Now, romancing our cash buyers list has been one of the most critical things that we’ve done, besides vetting our cash buyers. Now, romancing simply means keeping people engaged in the value that you can add to them. Now, I’ve seen a lot of wholesalers, and even us in certain markets, if you don’t have inventory or any product to email out to your list, then they just completely don’t email anything for a week or two weeks, or three weeks.

Some people may think that that’s a good thing if they don’t hear from you, and then all of a sudden you show up with an email. But we’ve found it to be the complete opposite. Romancing the list could be something as simply looking up something relevant in that market that has happened recently, something in the real estate market. Reading the article, providing a newsletter just summarizing your take on the article and how it’s going to help your buyers list, and then just providing a link to it.

So that way, we’re providing relevant information and an added bonus to this is a lot of people don’t keep in mind how important it is to keep interaction with your list, and for your list to be actually clicking and opening your emails. So if you have a buyers list and over time, people aren’t opening it, or they’re not interacting with it or responding to your emails, or clicking on any of the links, your delivery rate is going down and down, and down through any email provider. Whether you’re using some of the cheapest platforms or the average platform, like GetResponse or MailChimp, all the way to the top of the crop of Infusionsoft, it doesn’t matter. It all works the same.

So you have to keep the engagement up. And by romancing your list you will keep that engagement. Add something of value to the market, even if you don’t have product. Even if you do have product, every week that you can email to them, every now and then, why don’t you just email them some good weekly content on what’s happening in that market? So keep that in mind. Romance your list and you will see better engagement and better results.
